Explain all the
financing alternatives, to find the lowest cost financing available on the home you
choose. |

Handle all the
detail work and negotiations, carefully explain all written documents, and give you a copy
of everything you sign. |

Accompany you to
a financial lender and explain the procedure for a mortgage application. |

Carefully
monitor the myriad of steps between mortgage application and settlement to make sure
everything is being done in a timely fashion. |

Accompany you to
the settlement, making sure you understand the entire settlement process and get the keys
to your new house. |
Traditionally most buyers have assumed that
they have had an agency relationship with Realtors®, but that simply was not the case.
Realtors® work within a legal idea called
agency. Under standard agency, an agent is legally obligated to look after the best
interest of the person for whom he or she is working. The agent must be loyal to that
person and will provide advice, not just basic information. Under a retainer agreement,
the agent can be your buyer agent.
Realtors have five duties under STANDARD AGENCY or as a Buyer Broker:
1. Perform to the contract
2. Promote the client’s interest
- Seek a sale at price and terms of the
brokerage relationship or acceptable to client
Disclose material facts pertaining to
the property
- Present all written offers and counter
offers in a timely manner
- Accounting for all monies in a timely manner
3. Maintaining confidential information
- Must maintain all personal and financial
information in confidence
- Must maintain other information requested by
client in confidence
- Confidential information can only be
released when and if required by law, or if client gives written permission
4. Exercise ordinary care within industry
standards
5. Obey laws and regulations … fair housing, residential property disclosures, lead
based paint disclosure, etc.
