| I have an aggressive and extremely effective
marketing philosophy. In addition to marketing your home to the general public, I will
also expose it to the other active agents in the area. With approximately 3,000 homes for
sale on the Peninsula at any given time, the traditional approach most agents take to get
a home sold just isn’t enough. A Realtor ®; must use an innovative and aggressive marketing approach. The basic
objectives of my marketing strategy are:
Get as
many qualified buyers as possible to your home until it is sold.
Provide
continuous, first-rate home exposure to potential buyers.
Use
my personal network of contacts and other agents to promote your home.
Get as many
qualified buyers as
possible to your home!
Cooperating Agents
- MLS
The Multiple Listing Service is the data automation system Realtors® use to make the property known to
thousands of Realtors® on
the Peninsula and Southside. It includes a description of your home as well as a photo.
- Co-op Car Wash
We reward brokers who sell our listings with a free car wash, a small and simple way of
building a loyal following of cooperating agents.
- Fax Feedback
The Fax Feedback program is a unique promotion with a monthly drawing to promote
cooperating agents’ quick response with their prospects’ feedback.
- 10K
We have developed a marketing program that will motivate every sales associate to show and
sell YOUR property! The Oyster Point Office 10-K Award Program will provide a drawing for
$10,000.00 to a lucky sales associate each time 50 eligible 10-K Award Homes have been
sold and closed, and for which each seller has received net proceeds of the sale. Each
agent who sells and closes one of these eligible listings will qualify for the drawing.
Ask me how to qualify YOUR home as a 10-K Award Home.
Property Tour
A Company property tour will be arranged in the first several weeks
of marketing – to expose your home to all of the Oyster Point office agents. This is
a critical component of exposure and one of the reasons we sell one out of three of our
own listings!
Continuous,
first-rate home exposure
Homes & Land
The Oyster Point Office offers sellers continuous, pictorial
exposure for our listings in the Peninsula’s premier home magazine, Homes & Land
Magazine.
Daily Press
Your listing will be advertised in the weekend edition of the
Homemart, an effective tool to gain exposure for your home. Additionally, if your property
is among our most called about, it may appear in the William E. Wood Winners
Circle/Listing Leaders advertisement that appears in the Daily Press twice a month.
Signs
An eye-catching, award winning sign will be placed in your yard...
signs account for most of our calls!
Internet
The Information Super Highway is fast emerging as an effective tool
to promote and sell homes. Your home will be listed on a variety of Internet sites until
it is sold including:
The three largest National real estate databases:
www.realtor.com
www.cyberhomes.com
http://homeadvisor.msn.com/homes
The two largest real estate databases in the Hampton Roads area:
www.pilotonline.com/homes
www.hamptonroads.digitalcity.com/home
The GSH Corporate website:
www.gsh.com
Personal
Network
One of the most effective resources of a Realtor® is the network of sources they work
repeatedly for leads. Our agents collectively contact over 10,000 people each month and
one of those just may be a potential buyer for your property!
Just Listed
We will notify your neighbors, by phone or by mail, of the availability and highlights of
your home. This is their chance to select their new neighbor.
Active Agents
There are over 1,000 agents just on the Peninsula but less than 20% of us sell homes on a
consistent basis. We are the ACTIVE agents. I will market your home aggressively to these
other ACTIVE agents. I believe this strategy will tremendously increase the amount of
exposure your home receives in the market.
Prospecting
Each month, William E. Wood and Associates staff and agents come in contact with hundreds
of potential buyers. The Company does this through direct mail pieces, telephone
prospecting and other prospecting activities.
Property Management
Our property management division manages 1400 properties in Hampton Roads, generating
hundreds of calls. Many times, renters decide to buy instead of renting.
New Homes
Our new homes division manages 26 new home sites in Hampton Roads, generating hundreds of
calls and visits to our sites. Only one-in-ten prospective buyers decide to buy a new
home, which means ninety percent of these visitors will opt to buy a resale property
instead. |
